About the Author

Michael Currie is a landlord and property manager from Canada. He had been flipping houses from 2001 until 2009 when he, his wife, and a close friend formed The Fort Nova Group Limited. Since 2009, they have been using a buy/hold investing strategy, and, with the exception of a couple of income property flips, have been building an investment portfolio. Michael has extensive experience working with contractors, trades people, project managers, property managers, and tenants to make renovations as non-disruptive as possible. As soon as Michael got involved in buy and hold investing, he saw a need for property management education. He started a mission to educate and assist independent landlords all over the world with his blog. In addition to Michael's hands-on property-management experience, he and his wife, Shelly took a course on property management and are IPOANS CAM Certified (Certified Apartment Managers). When Michael is not managing, buying, or helping people with properties, he enjoys spending time with family, boating, hiking, playing with cars, and helping to promote entrepreneurship. My wife and I have been a real estate investors for a few years and have grown our business to a number of units.

We have found this book to be very helpful that has become a great reference guide for us as we continue on our journey of real estate investing.
This book is extremely well laid out, and thoughtful with real world examples and ideas that we have already been able to incorporate into our own business.

Michael's specific real world examples of tenant screening, inspections, strategies for tenant management are all areas that we struggled with when we first started and could have benefitted tremendously from Michael's insight. We are certainly glad to have found this book and the knowledge that Michael has shared.

Good read packed full of helpful info. Some pertains only to Canada but the majority is useful in the US as well. A definite top 10 on books to read in the start of your investment rental property venture.

This book is a well written guide and reference that should be on the bookshelf of every landlord. It is not only a realistic, practical and insightful resource to the seasoned as well as the novice landlord; it is a funny and entertaining read for anyone interested in the trials and tribulations of landlord life.

Landlord By Design by Michael Currie is comprehensive and good advice for anyone going into business of any sort but indispensable for anyone planning to become a landlord or landlady or to be a property manager for anyone in the enterprise, and very helpful for anyone deciding to rent a rental property. It will also discourage anyone not willing to become educated for the venture. It is entertainaly written with grace, clarity,.. concision and humour.

For years I have been wanting to get into RE Investing, but I didn't know anyone doing it and wasn't sure how to get started. In 2022, I decided to change all that and started investing in my RE investing knowledge and soon stumbled across Landlord by Design 1&2. What an incredible combo of books for the newbie investor.

Landlord By Design is exactly what it says - a complete guide to residential property management. It's a remarkable read and a great way to grow your knowledge of RE investing, but it's made even more impactful with Michael Currie's new book, Landlord by Design 2, which builds upon the knowledge contained in this book, and acts almost as a blueprint on how to get started and grow your RE investing business.

As a newbie investor, I can't think of any 2 books that have brought me more value than Landlord by Design 1&2. Once I'm a seasoned investor, I am confident I will look back on these books as pivotal steps in my RE investing journey.

Landlord by Design - Review for Amazon

Landlord by Design presents the unglamorous side of real estate investing that most of the books and podcasts out there gloss over: the nitty-gritty details about how to manage your investment property. Here we read about the good, the bad and the comically ugly. This book provides detailed answers on topics which are usually covered in a cursory manner, if at all.

Here are some of the questions that are answered:

What exactly does a property manager do? Should I have one for my rentals? How do I choose one?
How do I screen for great tenants while respecting their rights?
How do I evict bad tenants who cause trouble or don't pay the rent?
How do I show a unit to potential tenants?
What should I have for insurance on my properties?

There are also some Canadian specific topics, such as dealing with winter vacancies and what to do about frozen locks and doors.

Throughout the book, it is clear that if you want to make money in real estate, you have to manage your rental properties like a small business that runs 24-7. Your tenants are your customers and the rental units are your product. You must carefully track your revenue and your expenses in order to protect the slim profit margins. Whether or not you outsource property management tasks, you are ultimately responsible for customer service and keeping your rental units maintained and occupied.

You might think that a book full of things gone wrong would be discouraging but to the contrary: things will go sideways at some point but all of these problems are manageable and your rental property business does not have to take over your life. Landlord by Design illustrates how to build wealth investing in real estate, through work, patience and designing a property management plan that works for you.
